Floor Care Guide: Choosing the Right Maintenance Program for Your Commercial Floors

Commercial floors are among the most expensive and most abused assets in any facility. They endure thousands of footfalls daily, absorb spills, accumulate dirt, and lose their finish under constant use. Without the right maintenance program, floors that should last 15-20 years may need replacement in 5-7—at enormous cost.

Know Your Floor Type

Different floor types require fundamentally different care approaches:

VCT (Vinyl Composition Tile)

The most common commercial floor. Requires a regular strip-and-wax program to maintain appearance and protect the surface.

Program: Monthly scrub-and-recoat, annual strip and refinish, interim buffing as needed.

Luxury Vinyl Plank/Tile (LVP/LVT)

Increasingly common in modern commercial spaces. More durable than VCT but requires specific products—many traditional floor care chemicals damage LVP finishes.

Program: Regular damp mopping with pH-neutral products, periodic burnishing, no stripping.

Polished Concrete

Low maintenance but not no maintenance. Requires specific diamond polishing equipment and products to maintain the polished surface.

Program: Regular dust mopping, periodic auto-scrubbing, annual re-polishing as needed.

Hardwood

Found in executive offices, hospitality spaces, and educational facilities. Requires dust mopping, specific wood-safe cleaning products, and periodic screening and recoating.

Program: Daily dust mopping, periodic damp mopping with wood-safe products, annual screening and recoating.

Ceramic Tile and Natural Stone

Durable but the grout between tiles requires dedicated attention. Natural stone requires specific pH-neutral products to avoid etching.

Program: Regular mopping, periodic grout cleaning and sealing, stone-specific products.

The Strip-and-Wax Process Explained

For VCT and other coated floors, the strip-and-wax cycle is foundational:

1. Strip: Chemical stripper removes all old finish layers
2. Neutralize: Neutralizing rinse stops the stripping action
3. Dry: Floor must dry completely before new finish application
4. Seal: Base coat protects against moisture penetration
5. Finish coats: Multiple layers of finish build shine and durability
6. Cure: Finish requires adequate drying time before traffic

When done correctly, a strip-and-wax delivers floors that look brand new and are protected for months.

Warning Signs Your Floors Need Attention

• Visible scuffs and black marks that don't clean up
• Dull, cloudy appearance in traffic lanes
• Yellowing or discoloration
• Peeling or flaking finish
• Grout lines that are darker than the tile
• Slippery surfaces (worn finish removes anti-slip properties)
